Senior Healthcare Properties (SHP) is a dedicated asset management company established by the principals of DMK Development Group. SHP acts as the General Partner and asset manager for each senior living development, entering into formal Asset Management Agreements with the individual project entities.

Our role spans the full asset lifecycle — from pre-construction coordination and investor communications during the build phase, through stabilization and ongoing operational oversight, to strategic refinancing or disposition planning.

How Our Structure Works
DMK Development Group
Sponsors and develops the project. Handles construction per a formal construction contract.
Project SPE (e.g., SHP Winder)
Each development is housed in its own Special Purpose Entity for clean legal and financial separation.
SHP — General Partner & Asset Manager
SHP serves as GP and enters into an Asset Management Agreement with the SPE to manage the asset.
Third-Party Operator
Post-construction operations are delegated to a licensed senior living operator. SHP monitors and reports.
Refinance or Sale
SHP works with DMK principals to execute the optimal exit strategy for investors.
